Made In Malaysia: World’s Tallest Prefab Skyscrapers Located In Singapore
The units are built in Johor Bahru, but assembled in Singapore.

A factory in Senai, Johor Bahru is busy making concrete blocks for the world’s tallest prefabricated skyscrapers. But instead of being assembled somewhere in the country, the 3,000 “modules” will be vertically stacked in a housing estate in Singapore.
Avenue South Residences, a pair of high-rise residential tower blocks each standing at 192 metres tall, is the brainchild of architecture studio ADDP Architects and built using Prefabricated Prefinished Volumetric Construction.
What this means is that individual 3-D modules are completed with internal finishes, fixtures and fittings in an off-site fabrication facility, before being delivered and installed on-site.

The benefits of using this construction method – especially in an urban setting – include less required manpower, reduced noise and dust pollution onsite as well as lower cost premium. The Singapore Building and Construction Authority also points out that off-site fabrication in a controlled factory environment can produce higher quality end products.
In the case of these Malaysian-made prefabricated skyscrapers, the six-sided boxes will be cast in Senai, then transported to a facility in Singapore for fittings and furnishings before being moved to the construction site in Bukit Merah.
According to Dezeen architecture magazine, ADPP Architects estimates that the units will be 80% done by the time they arrive onsite, with waterproofing, tiling, painting, glazing, cabinetry, plumbing and electrics all completed beforehand.
ADDP Architects associate partner Markus Cheng Thuan Hann told CNN that the units will then be lifted into position by a crane and “stitched up” to form a strong, load-bearing frame.

Estimated to be completed in 2023, the prefabricated units will have 988 residential apartments with a series of 16 “pocket sky terraces” and communal terraces on the 19th and 36th storeys.
Avenue South Residences is jointly developed by UOL Group, UIC and Kheng Leong.
The world’s current tallest prefabricated building is the 140-meter-high Clement Canopy in Singapore, another ADDP Architects design.
